Terrain is relatively flat, with an elevation of 60ft above sea level, compared to downtown San Pedro St with 32ft elevation. San Pedro St. is not a flooded area, much more Woodridge. Lot prices in Woodridge is now pegged at P9,000/sqm to P12,500, you will get lucky if owner pays for CGTax, most likely they get net of P8,500/sqm, rest of transfer taxes, CGT & DS will be paid by the buyers. About 2 years ago, we sold lots here at P4,500/sqm, very good increase of P4,500/sqm for just 2years. And still in demand.
